Retail Warehouse Mezzanine Project – Vinatech Australia
- Project: Two-Level Warehouse Storage System for Growing Inventory
- Total Area: Approx. 5,000 m²
- Industry: Retail Distribution
- System: Warehouse Racking Mezzanine
Problem
For retail distribution operations, an expanding product range creates pressure on both storage space and order fulfilment. Warehouses need to accommodate more SKUs while keeping products organised and maintaining sufficient room for picking, packing and dispatch.
At this approximately 5,000 m² facility, the project focused on creating additional storage space within the existing building. The layout needed to accommodate growing inventory without allowing storage to take over the ground-level areas required for daily goods handling.
The key requirements included:
- Increasing storage and working space without expanding the warehouse footprint
- Accommodating a growing range of retail products
- Organising reserve stock and picking locations more clearly
- Preserving ground-level space for receiving, packing and dispatch
- Providing suitable access and goods transfer between levels
- Allowing storage zones to adapt to seasonal inventory changes
The challenge was to use the available building height effectively while maintaining a practical flow of goods from receiving through to outbound distribution.
Solution
Vinatech Australia’s Warehouse Racking Mezzanine solution introduces an additional elevated floor, creating a two-level storage arrangement within the existing warehouse.
The proposed configuration adds approximately 3,500 m² of elevated floor area inside the 5,000 m² facility. This would bring the combined gross floor area to approximately 8,500 m², before deducting space for stairs, access routes, goods-transfer points and other operational requirements.
The upper floor can accommodate shelving for suitable cartons, smaller retail products and selected reserve inventory. Ground-level zones can support bulkier goods, frequently handled stock and order consolidation near packing and dispatch areas.
Product allocation between levels would follow SKU movement patterns, item dimensions and handling requirements. Keeping frequently dispatched or heavier goods close to ground-level processing areas can help limit unnecessary transfers, while the elevated floor provides additional locations for suitable inventory.
The proposed solution incorporates:
- Approx. 3,500 m² of additional elevated floor area
- Two operating levels, including the existing ground floor
- Designated shelving zones for retail products and reserve stock
- Planned stair access and protected floor edges
- Dedicated goods-transfer points with appropriate protection
- Ground-level areas for receiving, packing and dispatch
- Clearly identified storage locations and floor load limits
The detailed design would coordinate structural loading, headroom, access and goods movement so that both levels function as part of one warehouse operation.
Outcome
The proposed two-level configuration is designed to accommodate growing retail inventory while retaining essential working areas within the existing 5,000 m² warehouse footprint.
Adding approximately 3,500 m² of elevated floor area would increase the combined gross floor area to around 8,500 m², representing a 70% increase. This creates additional room for storage and selected working activities without extending the building.
The layout also provides an opportunity to organise inventory by product category, movement frequency and replenishment needs. Clearly assigned zones can help prevent reserve stock from encroaching on packing stations and dispatch staging areas.
The anticipated operational benefits include:
- Approx. 3,500 m² of additional gross floor area
- 70% more gross floor area within the existing building
- Additional storage locations for an expanding SKU range
- Clearer separation of reserve stock and order-processing activities
- Reduced pressure on ground-level storage and working zones
- More flexibility to accommodate seasonal and promotional inventory
- Better use of available warehouse height
For the retail distributor, the solution provides room for inventory growth alongside a more structured allocation of warehouse activities. The increase in net storage capacity will depend on the final shelving layout, access provisions, load limits and product mix.
